Prime +0.3 is not a bad rate for a HELoC.Assuming you are not facing a stiff penalty in either direction, if you need all of the funds right away, then you will usually do better to place a mortgage.

Will sure ask me how I know all about this it went to court and it was all in my favor  I had earnest money  and place which I had invested  and the buyer  came to the house while the owner was there to pressure washing the house  they became buddy buddy  and try to stiff me out the deal  the owner  gave me a sob story of why he has to pull out the deal and he will call me soon when he's ready to move forward .

If you're busy in other parts of your business, it can be hard to focus on selling houses.If you're buying for yourself, you'll probably have to fight a few listing agents who will want to stiff you out of your commission because "Agent is buyer and therefore not entitled to a commission" (I really get angry over this, and YES agents try it all the time!)

That's fine because I don't want to stiff anyone, but it's worked against me and I've seen some houses in past foreclose, or sell for less (or around my offer price) that I couldn't close.

The competition seems stiff, and with so many sharks out there sniffing out what deals may be, I'm trying to wager whether this is a game that I can bring value to and/or any edge that would make it worth the energy.Don't get me wrong, I'm 100% open to F&F's in this market (or B&H's), but I know that I need to know the rules, stakes and potential benefits before playing.
