I help my clients with things like that.If you have a few hundred K only and want to buy a small value add type property directly for 500k etc. instead of investing with a sponsor then you likely will need to buy books and programs to learn on your own.

If they do not understand the market, regardless of the purchase price, you'll hard pressed to find a non-local lender to fund the deal unless they are Fannie / Freddie sponsored.

., as others have said, the cost / time associated with hiring a professional are well worth it.If you do go this route, taxes on a syndicated deal should be rather straight forward as you'll get a K-1 from the Sponsor which you can then pass to your CPA.
