She has shown signs of some physical, sexual or emotional abuse (we are not sure what yet) and I plan to enroll her in play therapy (per recommendations from our friend who is a preschool owner and teacher.)

Yes it requires discipline to pay extra but we are not talking about regular retail buyers (which i would assume would be the majority of the clients you would deal with in the mortgage industry) Successful real estate investors tend to be quite disciplined given how much delayed gratification it takes to makes it (note i said successful which is a small percentage of REI)For investors looking to get conventional loans (prior to graduating to asset based commercial) the 30 year i believe is better not just for the flexibility in payments but for the effect on DTI.

I approached him after work and tried the soft pitch, let us give you a break on rent, put you in a motel or do something nice in exchange, he suggested I do some sexual things to myself, and stated he knew the law and would be there for six months if he chose and no one was going in.
