@Adam Gratt  I guess the wording of my sentence was a little confusing. 

@Nick B. nailed it, but I’d add to his last sentence.

I've had several issues in the last year alone where the owners had the right to sell, but found out they couldn't transfer access to the public road due to an important sentence being left out of a deed that started 2 owners previously, and are currently under claim with their title insurance to fix the issue. 

The rates will be higher, since they're not using personal income, most likely in the 6% - 9.9% range depending on the various factors discuss in the previous sentence. 

Also, make sure that (if you have listed) your agent has a sizzle sentence as the first 1 as that is what people see first when browsing sites like Realtor.com and so forth. 

No one said you can make $100,000 in capital gains and pay $0.You made that sentence up. 

Avoid anyone that doesn't get you a bid when they say they will or submits a bid that consists of a few sentences on a Word doc.

You don't need to bring it up in the first sentence that you know they're in foreclosure. 

I know of a few real estate investors currently serving prison sentences for intentionally misstating the purpose of a mortgage loan.
