I've tried a number of tools and while none are 'perfect', I feel that ProjectionLab has been the best of what I've seen. 

But it's just the reality of things here right now.While far from perfect, Cedar Rapids seems to have a better city government and has the advantage of being in-land Iowa.

I’m currently working on assembling my team here in NC and finding the perfect fit for each role.

A perfect example from my day today, lol, I showed two homes, 2-bed A-frames next to one another, one was producing 120k, the other under 70k (Both with views).

I've actually had a great experience with Gary Garrison, not perfect but much better than other property managers.

Here on the Northwest side of the city there are plenty of A, B, & C neighborhoods that are perfectly safe.  

When you are operating STRs at scale, calculating these numbers makes perfect sense because you know the ebb and flow of your other listings.

Perfect tenants in the house they want and never a day of vacancy.
