We do ask that they throw out any trash/ recycle, clean any dirty dishes or put them in the dishwasher and run the cleaning cycle, put all dirty towels in the laundry basket and turn off all ceiling fans and air conditioner.

For Christmas I even got a new beard comb and some conditioner all in a kit.

It should be as simple as calling them up and asking to add on another meter.I would keep it as a triplex and install a window air conditioner in the other unit. 

I would like to update both bathrooms, replace carpet in bedrooms and paint, maybe replace windows, update furnace and air conditioner, replace water heater and add a water softener since its on a well, replace doors, finish basement, redo yard as well as porch and maybe even add a garage to it.

I have not written my review of her yet.As an AirBnb host, I should "always" provide AC, all basic condiments, shampoo, conditioner, body wash, throw blankets, cling wrap and foil, charging cords, a fire pit, and wood.

I recently put my rental property up for rent and without much thought added a bunch of amenities that are good for short term rentals (coffee, shampoo, conditioner, body wash, 2x towels, 2x sheets, laundry detergent, softener, salt, pepper, oil).

An air conditioner can quit or a drain can back up anywhere.

If the air conditioner in a unit broke I am incapable of analyzing the problem whether I’m in Phoenix or Houston.
