Buying a 3 plex with only two electric meters!?

Besides the 2 electric meters it also has two A/C units.  One unit does have the A/C vent but the tenants in the other unit would control the thermostat :(

The numbers are great as an investment but I am afraid we will buying a never ending war between the tenants.

This is a legal 3 plex I wonder how difficult and how much it is for FPL to add one electric meter. We also talked about  possible closing the A/C vent and put a window A/C in that unit. I am in South Florida and cooling is vital of course. Tenants pay own electric.

Another option is converting it a large Duplex 3/2 and 2/2 the numbers would be less favorable. The questions is would you avoid this one?
