Hey @Dave Kapsack this is by no means an attempt to push anyone into any market, but rather just some generally vague thoughts based on my experience as a property manager in Hartford County, CT.

that house wants the renovation is completed and should be generating $3400 in monthly revenue top line. even with taxes in the utilities and everything else it still is generating cash flow. the third scenario is an appreciation play. this is not one that I would follow in the state of Connecticut even though I have benefited from a great deal of its appreciation across My Portfolio. when you target a town like West Hartford or Glastonbury, something a little higher-end appreciation can be achieved.

Any suggestions on a real estate agent in West Hartford, CT?

Our lawmakers in Hartford are taking aim at landlords with several bills they claim will address housing affordability in the state (HB 6781 & SB 4).

In our area (Hartford county) that's usually equal to a 1-2% increase.
