If their underwriting doesn’t match how the market treats these properties, then they’re using the wrong framework.If they won’t budge, see if they’d accept an appraisal from someone with experience in townhome valuations instead of treating this like a multifamily asset.

They've never been in another house in the neighborhood.Now often they will have more neighborhood or city knowledge, that I may not have, but I ask them questions that I think are important to the sale or value.Many homeowners focus on the wrong things.

To not charge for it is to cover a cost that any tenant for the entire yard would need to address themselves...from the tenant side they can say that including it reduces their useable area below their 3 Ac gross...neither is right or wrong, it's just differing perspectives on what is best for them.

I would say if those are the true numbers, the place would have sold instantly already.Purchase of $179k and rehab of $150k to get a value of $735k is almost unheard of.Main red flag is that something else major is wrong with the property.

Most people are wrong about cuts, but for fun, many people saying we may only get Fed cuts 1-2x this year.
