What’s the threshold credit score for the best rates? I was told 780. I find this hard to believe. Am I wrong?

780 + is generally the highest bucket any rate sheet will have. DSCR loans specifically can be pretty FICO score sensitive. If you play around with my DSCR pricing engine link in my profile's bio you'll see that the difference in rate for 680 vs. 780 is about 100 bps.

Most lenders have brackets for about every 20 points or so.  680-699, 700-719, etc. In our case there's about a 0.125% LLPA every 20 points in credit score.
