I have seen this stated on this board and have heard it parroted back by newbie investors, and this myth needs to end.

Its going to be managed by a property manager and thus a passive investment which is allowed per h1b rules.However, I am being needed to procure state and county hotel tax certificates which almost seems like I am launching a hotel business in the records of state.I am starting to wonder if this can cause issues down the lane when renewing my visa or applying for green card.If anyone else has a similar experience or own STRs on h1b, urgently want to discuss this with you.

Yeah probably not a good idea to advise or try to procure a situation getting your client into an illegal business operation, especially on a public forum.

From my research in the market I was expecting ~10% of the monthly rent and possibly a procurement fee, but that seems to really just be brushing the surface.

We assisted in the procurement of the new tenant, but put them on a joint lease.We do rent by the room in most of our other apartments -- those are individual leases and we would consider this a violation of quiet enjoyment and serve a comply or quit if it were one of those units.
