I’ve had a great experience using direct mail through RESimpli and @Sharad M. as well.

I do m-m as an exception, usually at the tenants' request, or they are a little higher risk (1st time renter, for instance) and I want the flexibility if not working out.My deposit is close to 1 month's rent. 

I have started to add an a $300 extra charge for m-to-m as I want all my tenants on a lease.

I wanted to avoid that fate so I looked for alternatives and was helped by a gift of Rich Dad for X-Mas in 2003.
