Great question Tyler and I actually have a flip property under contract that we are selling with a similar concern.  

My management company has recommended sending in their own contractor to make repairs as the tenant has concerns about mold growth.

Gas or electric would be a much better option, safety wise, from a house fire standpoint, CO danger, or danger to children or pets from the open flames.
