By making the commission system a free-for-all, what will happen is that lots of people are going to be out on a wire unless they're willing to pay substantially more commission for services - there will be a whole lot less realtors, good ones will command higher commissions, and cheap bastards - both sellers and buyers - will get their comeuppance in the form of lost sales, screwed up paperwork, undisclosed defects, etc. 

@Yael Maroko - lender policy is a title policy that protects the lender From a title defect.

Im the opposite, I recently had to sue a company for a product defect,  so evictions and court proceedings imo can make you go insane.

Our lease has a clause that makes the tenant responsible to report leaks and defects and is responsible for any consequential damages that arise from a failure or delay in reporting.

This sounds defective to me also.

It insures against defects in title up to the date the policy is issued.

Hire a PM, co ASAP, and stay out of their way .Question was likely asked due to perceived moral defect.
