Or, when the buyer sues everyone for undisclosed defects they have to pay the listing agent's attorneys fees, etc. 

How about a sales contract with contingencies but with a limit where the buyer can only terminate the contract if their find material defects exceeding a certain dollar amount.

hopefully your inspection went well. wish i would have seen your post earlier i would have been happy to help you out with your inspection. but to answer your question, there really isn't anything you need to "ask" your inspector to look for. if he is a good inspector he will know what to look for and what defects are major and should be addressed immediately and which defects are minor.

I have my own designs and after uploading them and sending them out for a few rounds of marketing I eventually received some un-deliverables and they were barely legible along with their being major defects during printing.

We'll try to figure out if there is some defect causing that unit to sit. 

Try to avoid scheduling inspections for the last 10 days of the month as you will need time to fix the defects and get another inspection.

That's not a title defect.

It's working out ok other than some latent defects the seller hid from me and my inspector during my due diligence period.

if its a true condo you only buying the airspace.. so any defects in constructin the HOA has to pay to fix.. so the ceiling work should be on them.
