The old systems are shot, very inefficient. 1968 model Lennox equipment.It is possible to buy the equipment online for about 1/2 of the total bid, but then I would be dealing with a part time installer, if I could find one.

They have things like insurance, marketing, tool, equipment & supply, vehicle, and administrative support costs. 

Avoid having any evidence of your renovations being done such as ladders, paint cans, or construction equipment and have each room clean and tidy.

Vending machines can be profitable as well.

We are open to financing the operations but are not equipped or inclined to actually run the operation.

Sometimes there isn't anything you can offer, but more often than not we are well-equipped to offer solutions.

@Brian CoughlinIt's tough as it is for me to find decent tenants in the areas I rent in so I am more permissive with who I will let move inI don't operate on the assumption that someone coming to look at one of my rentals has access to the internet or the patience to fill out a lengthy or complex application or to even pay an application feeAlso, I can't afford for my properties to be vacant for long because people will steal HVAC equipment, copper and wiring if left vacant for long enoughI generally just check to make sure they have some kind of income coming in and that they don't have recent rental judgments or feloniesIf they do have recent rental judgments sometimes I will still rent to them with a double security deposit as long as they didn't destroy the last person's property

One big reason for me is the commercial restaurant equipment, walk-in freezer/coolers, ovens, and kitchen space would have to be converted into a rental unit and will get costly into a building I do not own.
