No need to take short cuts on a 40 unit property when it will only cost you $1,000-$1,500 to fly out to get it right and not guess on numbers. 

New construction broadly speaking especially residential is cut rate.

Im here in City of Atlanta and I have a house that need a full Kitchen, light electrical (cut wires in 2 room, install light cans, wall fix/holes, ceilings re-installed, full bathroom. 

Where should I cut corners, and where should I not.?

The roofer incorrectly cut the internal roof drains while putting on a new roof, we consequently had four separate commercial office suites flood out.

I've flipped most of my houses with hard money and had someone put down the cash for me and just be a lien holder so you have an agreement with them separately that if something happens to you or the property, that they get their cut first.

I want to at least cut this in half. 

I do have a question, i work a 9-5 and since i have no kids or an spouse, uncle sam takes a huge cut out of my paycheck each month (2K).

They also tend to stay many years, which cuts down on your biggest expense, which is turn over. 

Your debt service(mortgage), taxes, insurance, maintenance (cutting lawn,marketing,legal,etc) management cost... etc are $1000 but you rent it for $800, you have to pay the $200 difference out of pocket each month. 99% of the time this means you bought a bad investment.
