Generally if ou are in a neighborhood where prices are $150+ when renovated you are in a good flip area.

How did you budget the traveling expenses during your renovation?

You can also look online for columbus and see if there has even been an application submitted. normally the city gets back to the contractor or architect and they forget to take some small action that needs to be taken to get the building permit approved. what I will say is i'm doing a new construction and it's taken at least a few months, but for a small renovation it should be much quicker than a few months. 

Your bank loan may require Replacemwnt Cost, and he has ACV.Lastly, if they have a larger portfolio of 100 units or more, you will not be able to get thier volume pricing.At the end of the day, hopefully you can get it done for $800,.  

Then borrowed against my old 401k for the funds to renovate it.

Do you prefer replacing a single larger roof or five roofs on five different homes; do you want to keep going from home to home to keep replacing water meters, or you'd rather fix one main unit that has all five units attached to it; do you want to  pay your attorney five times for five house closings or rather pay a fee once to close a five unit home.

The larger the credit line, the lower the utilization.
