Multifamily homes vs Single family home with apartment

Hey everyone first post so if i ask some pretty obvious questions please forgive me. Where I live legal multi family homes seem few and far between, but single family homes with apartments attached whether they are basement or garage converted seem to be more prevalent. My question is what are the draw backs of buying a single family home with an apartment vs a true multifamily home? Thanks!
