Hey Jeremy thanks for the input what I really need is with the numbers on how to know numbers  to determine if I have a deal or not is there tools that can help me and or understanding the numbers so that I can plug them in and get and idea of the deal?

Keep plugging away with what we are doing and she would be able to retire in around 10 years.
