I use Cozy.....but if you weren't happy with Smartmove, you many not like Cozy either....kind of same concept....everything is filled out online by the tenant unless you want to input all the data and collect the fee etc

@Drew Brown  Sorry for the delay, busy season.....We do rent a few more remote properties (but not too far from office) and have turned down many....A main criteria that there would be some kind of phone service, land line or access...Many areas outside of the cities have shaky cell service so not being able to have someone contact us in an emergency, to me, is not workable.

I kind of estimated what would be a good deal for my investors over 10 years and a great deal for them over 20 years. 

My first thought was to suggest asking the seller to carry-back the amount they needed but thought to myself, there’s gotta be a market for this kind of thing.

Hello, I know there are many articles on BP about this topic but so many people have different views or opinions it gets kind of confusing.

A 10 year agency deal is much cheaper than a 5 year right now, so its kind of counter intuitive from a bank's perspective.
