What is a good Lease Option Book to read and learn

Hello, I know there are many articles on BP about this topic but so many people have different views or opinions it gets kind of confusing. I'm looking to learn about Lease Options deals I'm in the Washington DC area (DMV) so I know laws are different all across the country. So in short what would be a good book to read about lease options? If anyone is in the same market area as myself and would like to teach me would be awesome but most people ask for an arm and a leg (not affordable). So back to square 1. WHAT IS A GOOD BOOK TO READ AND LEARN ABOUT LEASE OPTIONS. Thanks
