And its very tough to find homes to purchase that have enough room in them to do this.But if you have the ability to purchase distressed properties and rehab them yourself, you should at least be able to get loans for 75-80% of ARV and have little to no money invested, much less than 20%.

You all are right...with the ability to increase my income at will like this, my business should be first priority...not getting an extra $20 a day from a rental.
