Read quite a bit too and feel a lot better now and believe I want to jump in the real estate wholesale niche to begin with and then gradually based on the experience & the type of deals I obtain, transition into fix & flip.But before I do that, I am a guy who likes to be prepared, have a strong business plan in place, processes in place, growth processes, manuals ready on what needs to be done and how etc etc...I would like to find out about what are the different software's out there which you pro's are using?

Can someone recommend some helpful but user-friendly software that will help me calculate the important financial metrics (e.g., leveraged IRR, unleveraged IRR, cash on cash, etc.) that I would need to know in buying small apartment properties (15 units at a time, for example).

So the funder pushes the 'fund' button at basically the exact same time for both, with two instances of the mortgage origination software open, just like there is presumably one person at one location that pushes the buttons for ALL the rockets to ignite (you wouldn't have rocket 1 be a lady in Florida, and rocket 2 be a guy in Texas...).
