Opinions will vary on this, but I never put a house on the market until it is totally complete with landscaping, final cleanup and staging completed.You only get one chance to make a good first impression with a buyer, you want the buyer to be noticing all the great features, you dont want them looking and noticing incomplete or unfinished items.We have had many of our houses sell first weekend on the market this past year.

just quick follow up dean. i noticed you are from CA. that is a tax deed state. there wont be any properties with tax liens. you will need to county your county tax collector or equivalent and get the tax role list or properties subject to tax sales. when you get the list market to those owners. in CA the properties go right to deeding. therefore, if a property does make it to the sale the owner is going to lose it.

i was stuck on the clue that the pilot would stay on, and light easily, but also noticed that the water was not very hot: luke warm, which meant to me, the heating cycle was being turned off before it reached temperature.

One thing that I noticed is that although the amount of increase is clearly stated at no more than 5%, they completely neglected to mention how often that one may raise the rent this 5%.Given the tone of this though, there's a good chance that a judge would find 5% increases in rapid succession to be problematic.
