I'm looking for my next deal and the MLS is very competitive in my area. I just got beat out on a disaster house that was listed for $25,000 ($100k ARV) and I offered $33,000 and still didn't get it...

Another house a couple of weeks back was listed for $35,000 ($175k ARV) and sold to an Owner-Occupant for $125,000!...needless to say, I didn't get that one either!

We had to give up on the MLS about a year ago. Just not enough inventory, and what was there was getting bid up to ridiculous levels.

We've spent the past year working on alternative methods of acquisition, and are finally starting to get some deals in the pipeline. I'd recommend trying other acquisition methods (direct marketing, advertising, wholesalers, etc.) and see if that works better for you.
