If it was at one time an invited guest then the tenant must either get a restraining order or something along those lines banning them from the property OR notify the landlord in writing that this person is no longer a welcomed guest.

Landlords first need to follow their State codes.If allowed they should always collect first, last and damage deposit.These should always be collected, cash in hand of landlord, prior to handing over the keys.Not collecting last months rent is a invitation for tenants to not pay their last months rent.Last months rent can not legally be applied to anything except the last month of occupancy.

The more complex it gets can confuse investors and also invite some syndicators that might not be completely above board in their dealings.Example: The syndicator creates a process so complex that they try and tilt overall returns in their favor and take away from the passive investors over time through manipulation and complexity.There are so called syndicators out there selling information and courses or not even being the syndicator but a figure head for the deal bringing in some capital.

@Isaiah Suber -- Im not a pro either I have only done one wholesale, however my advice is to switch your marketing.yellowletterscomplete.com absentee owners in your target county, zip, whatever, using invitation style envelopes.I did the generic 'I would like to buy your house at xx maple street, give me a call'Your phone will start ringing.

Talk to more agents, talk to wholesalers, talk to property managers, talk to contractors, learn about the property auction system, consider direct marketing/yellow letter campaigns, invite some old hands for a coffee, get to some REIA events etc.
