Take equity out of one property will cost me about 1K a month and with the mortgages on the new purchases, I will probably only cash flow 200-300 per home. 

Replacement Cost:  the cost to rebuild the structure from the foundation up with the same kind and quality. 

1 smoke detector costs me ~$50 where I live, so hard to justify the rest as labor.

@Leo R AriasI am assuming he is a licensed contractor and you have a contract that has a schedule in it.First you can file a complaint with the licensing board then terminate him for cause - but it will cost you 3x the $ probably to fix everythingYou have been too patient with this.

Is there a rough and dirty rule for sharing wells and using a common septic for multiple dwellings to ease up on costs and make things for efficient?
