These low down-payment owner occupant loans are very forgiving once you get to do your financial, physical and legal due diligence in order.I wanted to express my thanks for all the support provided by the various professionals I have been meeting in the real estate investor associations, meetups and casual one-offs, and of course, the BP community.Finally, for all the newcomers in the arena struggling to get your first deal under the belt, just be assured that with knowledge, patience, and positive entrepreneurship skills, be confident that you will ultimately do it.

I have read numerous books, listened to 100s of podcasts, watched youtube videos and have been reading everything on Bigger Pockets. 

The downside is: when you become your own best customer in the NFA business you can go broke fast:) So, I may have to shoot it a few times at the range, get my videos, and let it go.

One video tour of the property, and done.  

I would casually ask for details about it and have your home inspector or you put extra scrutiny in that area.

I've watched videos, read e-books and articles, but I don't think they compare to actually putting things into action.

Going to guess that it's be far to long, but in future you can get a copy of the inspection video.
