First Rental Porperty, First Major Cap ex
Hello Everyone! Newbie here and my first property is in Longmont, CO which we purchased 1.5 years ago. Loving the BP community and learning lots!
We ran into a major plumbing issue over the weekend that will cost us $7200 after all is said and done. The issue was that the plumbing draining to the sewer switches from pvc to clay at the road so they will have to dig into concrete, replace pipe etc. It's a single family home built in the
Luckily, we have been planning for these expenses but not to this extent since we are just starting out and it will definitely wipe out all profits this year... we are taking responsibility and fixing this immediately. However, there was absolutely no warning of this at all in the home inspection prior to purchase. Is this something the inspector can be liable for? Or is this one of those "wear and tear" things that just happens. Any advice is helpful.

Hey @Theresa Horsch . Is lining an option? Sometimes, if the crack is not too bad, you can line the pipe instead of replace it.
Make sure to get several quotes from different companies. Also go out to some of the past jobs they've done if you can, to see the quality of their landscape and cement work.
