Well, if I EVER take ownership of that property down the road, then that deed more or less finally kicks in (as an example, I can deed you the Golden Gate Bridge, but you didn’t get anything because I don’t currently own that beautiful piece of living history.

If they cannot refinance on a moment's notice, they may lose the house even though they have complied with everything they agreed to. 

And prior owners who lost homes to taxes tend to wait until last possible moment to redeem, thinking they have enough money only to find out they don't. 

There is a whole world of great investments out there - just not in the LA area at this moment.

We are at this moment looking into forming an LLC. and coming up with a structure of how we will try to do day-to-day tasks, developing tenant forms suited for our needs and just basically setting up standards and rules we will run our business by. 

I believe it would be a life altering moment for myself which I prefer not to have to deal with.

You can easily end up with the building equivalent of a beautiful suit coat but no pants. 

But I don't know how many times I have heard "we didn't know about the house but the beautiful landscape did it for us" or "This house was way above our price range but we got it anyways because of the landscape." so my question is, to professionally or not to design?
