Hello from Kansas

Hello everyone, my wife and I are from Salina, Kansas. We are in the beginning stages of starting off with REI. We own our own home but hopefully plan to purchase our first unit by the end of the year. Right now, we are both researching and learning all the options available, a few classes here and there.

Currently, we both have full time jobs, and four kids....already busy people.  My wife is a Nurse and I am an Electrician.  I grew up fixing up rental houses with my grandfather and have a lot of hands-on experience.  

There is a lot of information we have to learn, from money options to negotiating skills to land lording and property management skills. We are at this moment looking into forming an LLC. and coming up with a structure of how we will try to do day-to-day tasks, developing tenant forms suited for our needs and just basically setting up standards and rules we will run our business by. I'm sure we are lacking in certain areas but with more time and research we should be up and running soon.

@Joe Fairless  we are going to start here in Salina first.  Town of about 50,000 with lots of rentals we are finding out.  

@Brandon Turner  I just finished your 23 Totally Awesome Life Hacks for Landlords article, very cool ideas.  Going to start making a list of things to do right off the bat.
