This is what they said. 1) HD pays their contractors (independent subs) at the very bottom of the pay range for whatever trade they do. 2) The subs make up for the low wages by gouging for extras.

Ok so I have a property under contract and all the details for the work needed.

I actually have also seen ads looking for people that want to make extra money and then help coach them along.

To prevent this I want to rent the home.These are the details on the home:$135675 - 30yr @ 3.125% (PI 581.20 and PITI 745)Rent potential of $1200 - $1250/mo.From my research I should generate a cash flow of about $100/mo.

Do not cut any corners on a prospective deal to make it look better.Always do the math analysis and try to look at the prospective property before you submit an offer or at least have a clause in the sales contract that allows you some time (about 10 days) to make a detailed inspection without having a penalty that will hurt you too much.  

Or, in the end, is it just smarter to rent, not lock myself in, and buy myself some extra time?
