First property under contract

Ok so I have a property under contract and all the details for the work needed. However I would like to find someone to be a financial partner and I will do all the work. Otherwise looking to wholesale it. However I have not gotten to this point before so I am not sure how to go forward. Any help would be greatly appreciated.
