I live in Denver and have put an offer on a duplex in Indiana.

There’s a duplex for sale by me that’s on realtor for $609K it’s 2 bed 1 bath per unit. 1500 st ft.

I'm estimating around 35k between repairs and moving walls to make it worth anything.He bought the house with the intention of his kids having a place to living forever.

I have a goal to get a multi family / duplex to live in now and also get rent from another party.

I cant see a garage conversion being massively out of code unless they've done structural changes (load-bearing walls, which would be exterior anyways). 

I have a duplex and a 4plex but want to buy a minimum of 8 units in WA state this year.

So if I start with a duplex or a quad as my first property my goal would be to have a net cash flow of $500I intend to use the "BRRRR" (Buy, Rehab, Rent, Refinance, Repeat) method but have never used this strategy before so I still have a lot to learnIf I only close on two deals starting in 2019 then I will need to find another 20 deals in the remaining four years (2020-2024) that also meet this criteriaBeyond 2024 I plan to continue to scale even more over the next 3-5 years with an end goal of financial independence by ~2030 (meaning that I will not work a "day job" but will passively manage my real estate portfolio)Biggest hurdle: I'm going to be living outside of the US for the next 3 years and will (likely) not be able to physically see any properties that I plan to purchase.

He ended up buying a quad and a duplex I believe using his a VA loan. 

I'm starting to BRRRR duplex, triplex and quadplexes here in the Indianapolis area.

I am currently able to save around $2500/month and am wondering what some of your opinions are as far as a route to go for starting off in this area and market.I am either looking to find a duplex and house hack it, or start with finding a good single family deal and live in it for a year while building equity and then move to a duplex and house hack it.
