How Much Would You Offer?

There’s a duplex for sale by me that’s on realtor for $609K it’s 2 bed 1 bath per unit. 1500 st ft. Its 10 mins from the the ocean in SOCAL. It says it’s been marked down $31K. But it’s been on realtor for 121 days. How much would you think I could ask for it. Seems to be in decent condition. Looks to only need some cosmetic upgrades.
