I would then sell the existing as a primary residence and get that nice tax benefit.I would then live in the brand new house with all that wonderful equity for 3 years and then sell it as a primary residence as well.Splitting lots is a very popular strategy and if I have the option I would always do it.

I really would like to know the Pro's & Con's of both especially starting brand new into real estate.I have very little money to be able to invest at the moment (more to come in the next three months) so I'm not sure if Investing is the right option for me.
