Lots of good feedback and insight in this thread.Zillow is a great source for leads, and it's widely accepted that that is the case.

Once you figure out what you enjoy, go deep not wide.

We are looking at an older home (probably late 60s), that is basically a gut job, so we are wide open on what we can do.

Cleveland, Toledo, KC, Indy etc...It's discussed on these forums daily I think you should setup some keyword alerts for turnkey tons of convo & a wide range of opinions daily.

I can see the draw to own the mobiles ($250-$300 vs $700-1000 for single wides) but it come with a headache of owning depreciable property...Overall I'm still looking for another community to purchase in the future.

I am looking at areas that have a wide selection of multi-family homes.

There is no state wide insoection. 

I think using the differential of the Zestimate to list price on a neighborhood or city-wide search could yield some interesting results. 

Prices will vary widely and you need to know why that is.

You'll be competing against people that are more educated, 2-3 times your age, and with far more life/job experience that will be far more relatable to the average buyer/seller/investor.It's not impossible but you should go in with eyes wide open and know what you're up against.
