how do i learn what is realistic in rental property investing?

My primary home has a Trane package unit heat pump that was manufactured in 2002, yet it has been more reliable than the much newer units in my rentals. 

It’s already listed with a local agent, but I’m looking for additional platforms that specifically cater to selling Airbnb or short-term rental properties to investors in the USA and Canada.

Our business is replacing 1-2000 sq feet of flooring per month in our rentals.

I have recently moved to Steadley Insurance Company for my rental properties as my insurance broker found they were cheaper than Liberty Mutual Insurance which I have had in the past. 

What comparable rentals have you looked at YOURSELF to validate how much rents are going for in the area, so YOU know what you can raise them to?
