Purely my own opinion based on the research I've done. 

So, if someone is making a living purely as an educator, I have to assume at least one of the following is true:1.

It is like stock.If you have a healthy pure breed, you want to keep the bloodline pure.You are not going to produce offspring with a lesser quality breed.

It is purely a suggestion. 

Also and more importantly, when you are creating a sub series - do you need to register it with the state or is this purely internal bookkeeping?

The reason to avoid an agent is purely financial!

Don't let that cloud your judgement if you're looking at a pure investment property (which would be the case if you're looking at a long-term rental).
