Landlord Selling to Tenant

Hi There!

I have a tenant who is interested in buying the property. I want to make an informed decision before i indulge in that discussion and seeking some feedback.

The house is a SFH in Washington state south of Seattle. Current tenant has occupied the property for few years now.

My question is around selling the property to the tenant without involving a real estate agent. What does that curtail, any companies/attorneys that can help with such a transaction and any pointers that I should factor in. The reason to avoid an agent is purely financial!
