@Raul Salmeron I didn't mean that they stay there while you have big husky men bringing in laminate beams and sheet rock. ;-) They get "quiet enjoyment" while they are renters.

I have ran some comps to determine about what the ARV would be, however I don't yet know what it needs in repairs except what I seen in passing, roof needs slight repair (if not replaced), it doesn't have a driveway (rocks with a lot of grass growing in it).
