@Joe Splitrock Hey man it's kind of tough to just pick an area unless you kind of lay out the kinds of things you want to do.

None of those employees were able to tell me that what we were doing was not in compliance.

I believe in giving him a break since he has a family and we’re all going through tough times hoping he would redeem himself when things got better but he doesn’t seem like I can trust his words.Is there any general advice anyone can give to solve this problem more amicably or would I have to end up in small claims court to recoup all lost rents ?

I have no more headaches, no more stress (about this tenant), and no to little concerns about them trashing the place on the way out.Its a tough balance between worried about the tenants trashing your place, not paying (especially now in this environment), or any number of "bad things." 

@Ofer AttiaIf the buyer has an appraisal contingency in their offer it’s tough if they aren’t willing to pay the difference and threaten to back out if you don’t lower price.

Trying to find properties is tough in NY especially  the city because the market is so hot.

The higher price points have less competition since there are fewer qualified buyers, but it's still tough nonetheless. 

So I purchased 4 quads but they are zoned commercial instead of residential so I’m having a little tough time wondering if I should do them individually or all together on a commercial loan.

@Dasia Washington hello, duplexes are tough in Vegas as most are in subpar locations.

It's tough to get a mobile home loan without it being on a permanent foundation.
