Buying Condos/coops over single homes

Hi all! Are there any podcasts that focus on buying condos or coops where you have HOA fees? I live in a rather expensive area in Westchester County, NY on the Hudson River. I am looking at 2 properties, studio for 125k hoa $600 and a one bed 185k hoa $800. I have 100k cash and one needs real rehab work the other not as much. I wanted to buy both and rent one or both out in a year. You need to own for a year prior to subletting. Is this a smart move or risky? Trying to find properties is tough in NY especially the city because the market is so hot. This is all I can afford and want to get a portfolio/equity going. Thanks for any thoughts/tips!
