I wish I had the gut to be as aggressive as you but I'm forecasting hitting my goals in 7 years in which when I run the numbers more and more the BRRRR strategy appears to be the best and safest bet.

I also figure that if I am on the title with the buyers, I might have a stronger hand in court if they decide to quit paying.

The lenders court them for business.

However, that does not mean that they won't sometimes mess up as appears has happened here.  

(no fun)I do testify in court as a mortgage lending expert witness, so I am at least qualified to say that when borrowers can't make payments, they often sue or otherwise challenge the legality of your loan origination.Hope this is helpful.   

The 10%+ loans appear to need either a qualifying CFL or a Broker to write the note. 

You can appear poorer in paper for federal tax purposes.

This so far appears exactly what I needed to get some real traction attacking the vacancy issue in my park.

If it is bad enough that it will have to be replaced then make sure you charge for it and take them to court for damages.
