I spend $50 a month in google search which gets my website to the top of the paid advertising for my domain, so when a guest searches for my listing i'm on top.  

I found BP actually through google searches on RE investing and spent a few days going through forums and reading topics.

Investing in a state with low property taxes strikes me as one less hurdle I have to clear in order to close my first deal.In addition, I look at how landlord-friendly the tenant laws are (since I'm planning to BRRRR), and I get this info from a Google search.I look at how much the city's population is growing over the past 20 years, what percentage of the population are renters vs. owners, what the crime rate is compared to the state average, and unemployment trends over the last 20 years (both in absolute terms and relative to the state average).

I was swayed by the broader fundamentals in the market (pop. growth, jobs, etc.) coupled with the fact that I'm priced out of investing in Seattle.I'm hoping I've got the order of operations right here -- I figured I would start with lenders to see where I'd be in terms of budget by using the marketplace/Googling.

Take a look at google maps and you’ll see that end of Main St. has mostly fast food, dollar stores/goodwill stores, liquor stores and check cashing stores, not trendy coffee shops, breweries or restaurants (yet).

I googled some questions to ask and also asked my Real Estate agent friend but I would like some opinions of the savy investors here just to make sure.
