I've been doing a great deal of listening, watching, reading and practicing.

You will need to read almost everything you can get your hands on and watch as many podcast/webinars on Flipping and Buying Real Estate.

I will put both of those zip codes on my radar and begin watching the market. 

I enjoy watching sports, video and tabletop games, listening to podcasts, reading a good book on a early weekend morning, hiking and camping, and above all spending time with family and friends.
