It's a 2 bed 1 bath bungalow, in speedway,indiana(stable rental market), good schools.Purchase price is 55900, I expect to put 3k into it, to get it rent ready.Heres the numbers, opinions appreciatedPurchase price $55900Down payment 25 percent. $1397530 yr mortgage at 4.5 percent on $41925P/I payment $212.43Total Cash invested(downpayment+closing costs+rehab)= $18975Expected rent- $850 a monthEstimated NOI= $425 a monthEstimated cash flow per month= $212.57Annual cash flow= $2550.84Cash on Cash return= 13.4 percentI expect to self manage at this point, so hopefully can do a little better on operating expenses.Any opinions?

While I don't disagree with the general thrust of what Brett is saying, purpose-built quads are very rare in NH, and I don't see a lot of them available.I do singles in stable small towns with good school districts.
