potential 6th property. speedway,indiana

I have my 6th buy and hold on contract. 

It's a 2 bed 1 bath bungalow, in speedway,indiana(stable rental market), good schools.

Purchase price is 55900, I expect to put 3k into it, to get it rent ready.

Heres the numbers, opinions appreciated

Purchase price $55900

Down payment 25 percent. $13975

30 yr mortgage at 4.5 percent on $41925

P/I payment    $212.43

Total Cash invested(downpayment+closing costs+rehab)= $18975

Expected rent- $850 a month

Estimated NOI= $425 a month

Estimated cash flow per month=   $212.57

Annual cash flow= $2550.84

Cash on Cash return= 13.4 percent

I expect to self manage at this point, so hopefully can do a little better on operating expenses.

Any opinions?
