Learn all you can and share what you know, talk with everyone about your interest in Real estate you would be surprised how many folks you may already be connected to that may be open to the possibility.I found my partners one night just BS'ing about what we were up to, i had known these guys my whole life but none of us knew the others were trying to play the same game. 

When you're clear about what would deal would actually make you feel happier and more secure when you go to bed at night then you'll know your deal parameters.
